Nolensville Market Square will not only be a place to Shop, Work, Play, Live, it will also have a significant economic impact on the Town, schools and annual budgets. The current community needs a diversified revenue base and needs to meet the growing demands. Roads, infrastructure, town services all are currently stretched by the current requirements. This project will make a significant and long lasting contribution to the community and its annual budget.
Based on current tax basis, it is estimated that Nolensville Market Square will contribute over $1,248,000 annually to the Towns tax revenue. This is a substantial contribution with no cost to the community or increase in the tax basis. How can this possibly be? A recent GAP analysis of consumer spending from Nolensville Residents estimates that over $314 million is being sent to the surrounding areas communities including Concord Road (Nashville), Coolsprings, Smyrna, etc. This substantial amount of money is consequently exported out of the community and outside the Towns revenue base, which also creating to more traffic in and out of Town.
Nolensville Market Square has been designed as a Planned Commercial Development precisely to serve the needs and demands of the community. Great efforts are being taken to insure a balanced mix of Retail, Restaurants, Office and Residential to enhance the Town and contribute to the annual budget.
are there going to be some large space for grocery or supermarket? I would love to buy food without driving 20 minutes each time. Also, I would love to see more side walk. Meanwhile, I have to drive everywhere even its is 500 ft away due to the lack of side walk
I am all about the green space for the community and some different restaurants. Still, 4 stories is too high for the area and I believe it will still be seen from residents behind and a bit further up. Traffic is an ongoing concern for the immediate area.
Please take into consideration that more and more fixed income folks are, and will be, living in Nolensville when you use the estimated median disposable income figure of $78,593. Generally, tax revenue realities hinge on full completion of development and full occupancy as well.
It is good to see the response on suggested retails, restaurants, businesses etc. Please more green space, effective storm water runoff, less congestion, and three stories or less. Four stories still doesn’t fit into Nolensville charm. Please consider fire safety concerns for four floors since the town’s fire department doesn’t have a ladder truck. Yes, new-construction sprinkler systems are mandatory, but effective first responders with a heart beat are priceless.
I still believe that those of us directly behind the buildings and a bit further will see the 4th story…Impact on home values can go up or down. We have another neighbor moving as well.
Green space, parking, dumpsters, water run off and traffic is a concern.
So far. it has scared off a number of prospective buyers for my home on Honors Ct. They all listed the unknown of this development as a concern. Please keep existing folks in mind as this development comes into reality.
Jeff, thank you for sharing your concerns. We know that it can be a challenging time as we move through the process with the Town, however this project will have a very positive impact on the values of the neighboring homes. We are dong everything we can to help out. I have passed your concerns along to Jeff Pate.
